Core Responsibilities
Building Maintenance: Plan and execute preventive and reactive maintenance schedules for plumbing, electrical, HVAC, and structural systems.
Tenant Relations: Serve as the primary point of contact for tenant work orders, addressing complaints, and ensuring a conducive environment for occupants.
Vendor Management: Source, negotiate, and supervise the performance of external contractors, cleaners, security personnel, and utility providers.
Health & Safety: Conduct regular property inspections to guarantee strict compliance with local safety codes, fire regulations, and emergency preparedness.
Financial & Budget: Forecast maintenance expenses, track operational costs, manage service charge budgets, and prepare periodic financial reports.
Key Performance Indicators (KPIs)
Uptime of Utilities: Ensuring uninterrupted power, water, and elevator services.
Response Time: Resolving tenant complaints and maintenance tickets within agreed service level agreements (SLAs).
Budget Variance: Operating within the approved facility maintenance budget without compromising quality.
Compliance & Audit: Maintaining zero regulatory penalties and high safety ratings.
