Main purpose of the role
To interpret and respond to alarms on all monitoring systems and perform effectively in emergency situations. Report faults correctly on the Plant Maintenance system and route to the relevant work station.
DUTIES AND RESPONSIBILITIES:
BUSINESS OPERATIONAL EFFICIENCY
The operations center is never to be left unmanned
Receive, record and log all building related complaints/concerns via telephone from clients and dispatch responsible artisans/assistants to attend to the problem
Ensure all faults are logged and contain all relevant information
Familiar with BMS system
Regularly check through the BMS system for all abnormal or unsafe conditions
Interpret and respond to all alarms on the BMS system and report all abnormal or unsafe conditions to the relevant stakeholders
Monitor all M&E equipment and report any breakdowns or unsatisfactory operating conditions to responsible artisan or supervisor
Manage the emergency telephone and dispatch first aiders or fire fighters when necessary
Operate fire telephones
Program and switch M&E equipment as directed
Respond to alarms from lift passengers via lift intercom and take appropriate action
When requested switch systems in accordance with directives e.g. lights and air conditioning
Be on stand-by to ensure complete continuity of shifts
Assist supervisor with reasonable expectations
Adhere to OHSA
Ensure that customers with reasonable expectations are satisfied
Maintain a positive attitude
Assist supervisor in developing administrative directives
Attend relevant courses as per WSP
Draw relevant reports from Plant Maintenance system.
Ensures that reporting time for shifts are adhered to and timely arrangements are made for emergencies.
Required to work shifts (including night shifts)
STAKEHOLDER MANAGEMENT
Communicate with internal and external clients and Stakeholders and maintain an effective, professional interface with all.
Deal with complaints or queries from clients, both internal and external.
GOVERNANCE, RISK AND COMPLIANCE
Adhere to SABC policies and procedures.
Keep abreast of latest technology
Ensure compliance with all relevant legislation including OHS Act and regulations for building environmental conditions
Study and be familiar with manuals of installed systems
Keep up to date records of timesheets
INHERENT/MINIMUM REQUIREMENTS
QUALIFICATIONS
NQF 4/ Grade 12 Matric or equivalent
EXPERIENCE
1 years' experience in building maintenance environment.
KNOWLEDGE
Ability to decipher and understand technical information
Use skills to setup and adjust settings of equipment according to client's needs
Train and coach fellow staff members in the work environment
Ability interpret client needs and to log faults correctly and meaningfully
Participate in performance management reports
