Job Description


This role is ideal for a proactive professional who can deliver accurate cost planning, maintain financial control, and support the successful execution of large-scale construction developments.


Key Responsibilities


Prepare comprehensive Bills of Quantities (BOQs) for all construction projects.
Update As-Built BOQs monthly across all estate developments.
Prepare accurate cost estimates, budgets, and feasibility analyses for new and ongoing projects.
Monitor project costs throughout the construction lifecycle and ensure BOQs are updated for all approved variations.
Evaluate contractors' interim valuations, final accounts, and payment applications.
Supervise procurement activities and monitor inventory management to ensure cost efficiency.
Conduct cost analysis and financial performance reviews across all active project sites.
Prepare weekly and monthly project financial reports for Management.
Support contract administration, including contract documentation, claims, and variation management.
Collaborate with Project Managers, Engineers, Procurement, Finance, and Site Teams to achieve project objectives.
Identify cost-saving opportunities while maintaining quality and project delivery standards.


Key Performance Indicators (KPIs)


BOQ Preparation & As-Built Updates: 100% BOQs completed before project commencement and monthly As-Built BOQs updated by the 5th working day of each month.
Cost Estimation Accuracy: Cost estimates maintained within ±5% variance of actual project costs.
Project Cost Monitoring: Weekly cost monitoring reports submitted and all approved BOQ variations updated within 3 working days.
Contractor Valuations: 100% valuation reviews completed within 48 hours of submission with zero payment disputes resulting from QS errors.
Procurement & Inventory Management: Material wastage maintained below 5% and inventory variance below 2% monthly.
Cost Analysis: Monthly cost analysis reports submitted for all active projects by the 5th working day of each month.
Financial Reporting: 100% submission of weekly and monthly financial reports within approved timelines.
Contract Administration: 100% compliance with contract terms and resolution of contract-related issues within 5 working days.


Requirements


Bachelor's Degree in Quantity Surveying or a related discipline.
Minimum of 7 years' professional experience in quantity surveying within the construction industry.
Registration with the Quantity Surveyors Registration Board of Nigeria (QSRBN) is required.
Membership of the Nigerian Institute of Quantity Surveyors (NIQS) is required.
Strong knowledge of cost estimation, budgeting, procurement, contract administration, and project financial management.
Experience preparing BOQs, cost reports, and contractor valuations.
Proficiency in Microsoft Excel, AutoCAD, CostX, QS software, or similar estimating tools is an added advantage.
Excellent analytical, negotiation, communication, and reporting skills.
