Key Responsibilities:
Pricing & Revenue Management
Set daily/weekly/monthly prices based on demand, seasonality, market trends, and competitor benchmarking.
Implement dynamic pricing strategies across all units.
Adjust minimum stays, restrictions, and promotions (e.g., Genius, lastminute,earlybird discounts, custom promotions).
Manage occupancy goals and revenue targets on all our booking platforms.
Optimization (Airbnb, Booking.com, VRBO, etc.)
Improve listing ranking by optimizing:
Titles, descriptions, photos
Amenities
Policies
Review responses
Ensure availability calendars are perfectly synced.Performance Monitoring & Competitor Market Analysis
Track and report:
Impressions
Clickthrough rate (CTR)
Conversion rate
Booking trends
Revenue per listing (RevPAR)
Occupancy percentages
Identify listings performing poorly and provide solutions.
Monitor competitor rates in real time.
Analyze local occupancy trends and events (holidays, conferences, seasons).
Conduct monthly benchmarking reports.
CrossTeam Collaboration
Work with the reservations team to adjust prices based on demand patterns.
Make recommendations to management on portfolio improvement.
Requirements
Qualifications:
2 - 3 years of experience in revenue management, reservations, or shortterm rental operations
Strong understanding of Airbnb, Booking.com, and OTA performance metrics
Experience with dynamic pricing tools (PriceLabs, Beyond Pricing, or similar)
Excellent analytical and communication skills.
