To support the Director in coordinating and implementing all site acquisition, leasing, and property management activities for Atlas Towers. The role involves following up on site negotiations, permits, environmental audits, rooftop and billboard acquisitions, and documentation processes to ensure timely delivery of buildable and compliant sites. The ideal candidate is detail-oriented, field-ready, and able to liaise confidently with landlords, consultants, county officials, and other stakeholders in the telecommunications real estate sector.
Key Responsibilities
Site Acquisition Support
Assist in identifying and profiling suitable rooftop, ground, and billboard sites for telecommunication infrastructure.
Support lease negotiations, payment schedules, landlord communications and lease registrations.
Coordinate due diligence processes including survey scheduling and site visits.
Track site acquisition milestones and update project trackers for client/ management review.
Liaise with property owners and building managers to secure and maintain tenancy agreements.
Permitting & Approvals
Prepare, submit, and track all permitting applications to relevant county, KCAA and national authorities.
Follow up on comments, clarifications, and approvals with consultants and government agencies.
Maintain an updated permitting tracker and ensure completeness and accuracy of submissions.
Support efforts to minimize turnaround time by proactively addressing permit-related queries.
Environmental & Compliance Coordination
Follow up with environmental consultants to ensure Environmental Impact Assessments (EIA) and Environmental Audits (EA) are completed within timelines.
Review and file environmental reports, NEMA licenses, and related approvals.
Maintain a compliance register for all active sites and renewals.
Ensure that all regulatory documents are properly archived and accessible.
Property & Lease Management
Maintain an updated database of all sites, leases, and rent schedules.
Track lease renewals, rent escalations, and key landlord obligations.
Support in addressing landlord issues, maintenance coordination, and documentation of property-related correspondence.
Monitor and support resolution of property access and utility-related matters.
Documentation & Reporting
Prepare site acquisition progress reports and weekly updates for our clients and management.
Maintain both hard copy and digital filing systems for leases, permits, approvals, and related correspondence.
Review consultant and contractor documentation for completeness before submission or payment.
Assist in invoice verification, requisition preparation, and payment tracking.
Coordination & Communication
Act as a link between management, consultants, landlords, and authorities.
Schedule meetings, site inspections, and maintain clear communication logs.
Follow up on deliverables with acquisition and permitting consultants.
Escalate risks, delays, or non-compliance issues to management promptly.
Other Duties
Conduct site field visits as required.
Participate in internal reviews, audits, and portfolio assessments.
Perform any other duties as may be assigned by management.
Minimum Qualifications
Education:
Bachelor's degree in Real Estate/Land Economics.
Experience:
1 - 3 years' experience in property, site acquisition, leasing, or permitting.
Experience with rooftop leasing, billboard space acquisition, or telecom infrastructure sites is an added advantage.
Familiarity with environmental permitting (EIA/EA) and county regulatory procedures preferred.
