About the role
We are looking for an experienced Senior Finance Manager with a strong background in property management finance to lead our Client Portfolio Financial function.
The role is responsible for ensuring that Finance operates as a strategic and value-adding business partner across the business, tenants, Property and Asset Management teams and external clients.
You will provide leadership across the Client Portfolio Financial Department, influence business decision-making, oversee the financial performance of property portfolios and ensure that reporting, systems and processes continue to meet the evolving requirements of property owners.
This role requires a commercially astute finance leader who can combine strong technical financial expertise with strategic thinking, client engagement, people leadership and a deep understanding of the property management environment.
What you will bring
Inherent requirements - non-negotiable
CA(SA) qualification.
Completion of 3 years' articles.
Minimum of 5 years' relevant post-articles finance experience.
Demonstrable experience within the property management or commercial real estate environment.
Strong experience in financial management, portfolio reporting and financial decision support.
Advanced Microsoft Excel capability.
Strong working knowledge of financial reporting, budgeting, forecasting, IFRS and tax.
Proven people management and leadership experience.
Strong client and stakeholder management capability.

Your responsibilities will include:
Translating organisational strategy into financial priorities and actions within the function.
Providing financial insight and advice to support business and client decision-making.
Influencing financial strategy across property portfolios and operational teams.
Identifying financial risks, opportunities and trends.
Ensuring effective allocation and utilisation of financial and people resources.
Driving improvements in financial performance, reporting and controls.
Partnering with senior leadership to support strategic business objectives.
Property portfolio financial management
You will oversee the financial performance and reporting of property portfolios, including:
Reviewing management accounts and financial results.
Overseeing budgets, forecasts and financial projections.
Reviewing income statements and balance sheets.
Monitoring portfolio income, expenditure and recoveries.
Managing and reviewing capital expenditure.
Analysing financial performance and identifying material variances.
Ensuring the accuracy and integrity of financial information.
Providing meaningful financial commentary and recommendations to clients and internal stakeholders.
Ensuring that property owner reporting requirements are consistently met.
Client and stakeholder management
You will act as a senior finance partner to internal and external stakeholders, including:
Property owners and clients.
Financial Directors.
Property and Asset Management teams.
Tenants.
Operational business units.
Finance and Administration Managers.
Accountants.
Procurement, Banking, Accounts Payable and Shared Services teams.
External auditors and auditors of listed funds.
Regulatory bodies including SARS.
You will be expected to build strong relationships, manage complex financial discussions and ensure that Finance remains responsive to both client and business needs.
People leadership
You will provide leadership and direction to the Client Portfolio Financial team by:
Setting clear expectations and performance standards.
Coaching, developing and supporting team members.

Improving the quality and efficiency of financial reporting.
Providing financial input into systems and transaction treatment.
Supporting and maintaining SAP, SAP BI, MDA and related financial systems.
Ensuring appropriate reporting structures and hierarchies are maintained.
Working with IT and Finance stakeholders to improve system effectiveness.
Governance, audit and compliance
You will:
Ensure compliance with financial policies, procedures and controls.
Support internal and external audit processes.
Manage and resolve audit findings and queries.
Ensure implementation of audit recommendations.
Monitor compliance with IFRS, tax and other applicable financial requirements.
Maintain appropriate financial governance across the function.
Engage with regulatory authorities where required.
