Job Description
RPO Recruitment's client, a well-established property development company, is looking to appoint a skilled Senior Quantity Surveyor to join their growing team in Cape Town.
This is an excellent opportunity for an experienced professional with a strong background in the property development sector to take ownership of the commercial and financial management of multiple development projects from planning through to completion.
Key Responsibilities:
Prepare accurate feasibility studies, cost plans, estimates and project budgets.
Monitor project costs and financial performance throughout the development lifecycle.
Produce and manage Bills of Quantities, tender documentation and contract documentation.
Evaluate tenders, negotiate pricing and appoint subcontractors and suppliers.
Administer contracts, variations, payment certificates and final accounts.
Identify cost-saving opportunities while maintaining quality and project objectives.
Assess commercial risks and provide recommendations to minimise financial exposure.
Manage contractual claims and assist with dispute resolution where required.
Liaise with project managers, architects, consultants, contractors and other stakeholders to ensure projects are delivered within budget and programme.
Ensure compliance with relevant contractual, statutory and industry requirements.
Requirements:
Bachelor's Degree in Quantity Surveying or a related construction qualification.
Minimum 7 years' Quantity Surveying experience, preferably within the property development industry.
Professional registration with a recognised industry body (e.g. SACQSP, RICS or equivalent).
Experience working for a property developer or developer-contractor.
Proven experience managing the commercial aspects of residential, commercial and/or mixed-use developments.
Solid understanding of construction contracts, procurement methods and cost management principles.
Strong knowledge of construction materials, methods and industry regulations.
Excellent analytical, negotiation and financial management skills.
Proficient in industry-related software and Microsoft Office.
Ability to manage multiple projects simultaneously while meeting deadlines.
Valid driver's licence and own reliable transport.
Excellent written and verbal communication skills in English.
